Description
Open-space design, light-filled, loft-style condo on the top floor of a brand-new 4-stories boutique condo building designed by a well-recognized, award-winning, Brooklyn-based architecture firm. The condo has fully equipped gallery kitchen with all stainless steel appliances and dishwasher. The bedroom is on a mezzanine level with queen-sized platform bed and 600 thread-count Egyptian cotton linens. The mezzanine also has a stair leading to a 200+ sqft private roof deck with life-like synthetic grass, outdoor furniture and space heater (we are currently working on the roof deck, so the photos of finished roof deck will be available shortly). Also, there is a den with a twin-sized daybed that is expandable to 2 x twin-sized bed. So this condo can comfortably accommodate 4. There are two bathrooms in the unit: one with extra deep soaking tub, another with shower. Plush micro-cotton towel sets are provided for your comfort. The living room has a 28" flat-screen LCD HDTV with 150 channels DirectTV connection, CD/DVD/MP3 radio player, and wireless 1Mbps DSL high-speed internet connection. The unit is also equipped with cloth washer and dryer machines for your convenient. But please note that this building is a walk-up with no elevator. The double height ceiling on each floor makes this 4th floor walk-up equivalent to a typical 6th floor walk-up.

Neighborhood
This property is strategically located in Brooklyn on Fulton Street where trendy Fort Greene, Clinton Hill, and Prospect Heights areas meet. Walking distance to surrounding historic districts of Fort Greene, Clinton Hill, and Prospect Heights where many motion picture productions come for an old-time New York brownstone atmosphere. Also, a walking distance or a short subway ride to many shopping areas and restaurant rows of the surrounding neighborhoods. It is a safe, culturally-rich, and vibrant neighborhood with endless possibilities to explore. This location also provides a perfect base to explore the rest of what New York City has to offer with a major NYC subway line around the corner and a 15 min ride to downtown Manhattan.

With in 15 minutes walk, you can reach: Historic Fort Greene park, Fort Greene farmer market (Sat.), Fort Greene flea market (Sat.), historic brownstone house and mansions, trendy restaurant/bar rows, Brooklyn Academy of Music, Atlantic Terminal shopping center, Prospect park, Brooklyn Botanic garden, Prospect Park Zoo, Brooklyn museum, famous Prospect Park green market (Sat.). Nearby attraction guide will be provided in information package. And, of course, needless to say, a train ride into Manhattan will offer you a whole lot more.


Pricing and policy
Check-in 3 pm, Check-out:11 am

Rates: 3 nights minimum for $160/day on weekday (Monday-Thursday), $170/day on weekend (Fri-Sun), $990/week, $3200/month plus $75 one-time cleaning fee (for a longer stay, additional cleaning services could be arranged).

Payment Policy: $250 deposit is due at the time of booking, 50% of rent is due at least 2 months prior to occupancy date, and the remaining balance is due at least 1 month prior to occupancy date. Wire transfer and major credit cards via PayPal are accepted. There is PayPal processing fee of 3% of the total invoice amount if pay by credit cards through PayPal. We also accept US personal check for the booking that is done at least 1 month in advance.

Refund Policy: 100% refund of rent when cancelled at least 2 months prior to arrival date, 50% refund when cancelled at least 1 month prior to arrival date. But if we are able to rebook other guests on your original time slot, we will fully refund your rent regardless of when the cancellation is done. $250 deposit will be refund for any cancellation.
Booking process: After an initial availability check is done and you decide on the rental dates, a rental agreement, invoice together with house rules will be emailed to you with the payment instruction. The first payment will secure your rental and also represents your agreement to abide by the house rules and be legally bound by our rental agreement. When you occupy property, the deposit will be converted into security deposit, which shall be fully refunded to you within 2 weeks after the departure if the property is left in the same condition as when you arrived (except from a normal course of usage).
